Welcome to The Villages at Clarence Crossing! We created this guide to answer your questions about our community's features, amenities, and development timelines. Because building a new neighborhood is an evolving process, the details below represent what we know to be true today. Please keep in mind that the builder and developer may adjust these plans as the community comes to life.

1. The Community & Location

Where exactly is The Villages at Clarence Crossing located?

The Villages is a new, distinct neighborhood situated just east of the existing Clarence Crossing community. It is situated in a beautiful natural setting bordering Clarence Creek, Highway 17, and the Ottawa River. 

Is this part of the existing Clarence Crossing subdivision?

While we are neighbors and will be connected by future trail networks, The Villages at Clarence Crossing is a distinct, master-planned community. It features its own unique identity and exclusive amenities, representing an exciting evolution for the Clarence Crossing area 

How large will the community be?

It is a significant master-planned community spanning over 320 acres. At full build-out, it will be home to more than 2,400 families. 

Will commercial/retail amenities exist?

Yes, our community master plan includes designated blocks for future commercial and retail spaces. However, these will not be built by Regional Group or eQ Homes, at this time. While the clear intent is to have retail amenities within the community, we cannot guarantee specific timelines, or exactly which businesses will occupy those spaces. 

What is planned for the two parks at the community entrance labeled "Future Municipal Recreation"?

The Regional Group has sold both parcels of land to the township of Clarence-Rockland, they are being purchased with the express intent to be developed as municipal recreational facilities. When will the parks and trails be ready?

Parks and trails will be built in phases over the community's estimated 25+year lifecycle. Phase 1, marked in yellow on the site plan below, will be completed within the first 1 to 5 years. Phase 2 amenities will begin in Year 5+ (see the blue section in the "Future Amenities" image below). 

When will the bridge connecting Clarence Crossing and The Villages be constructed?

The bridge is a slated for Phase 2 amenity projected for Year 5+. There is currently no exact start date for construction. (See the "Proposed Amenities" image below).

2. The Village Lodge (Amenities)

What is The Village Lodge?

The Village Lodge is the heartbeat of our community. This private, 15,000+ sq. ft. residents-only clubhouse is the central hub of The Villages, fostering a unique lifestyle for families. It provides a fun, safe space for neighbours to come together for recreation, socializing, and summer camps. 

What features are inside the Lodge clubhouse?

The Lodge is fully equipped to support a healthy lifestyle, featuring: 

·       A fitness center with cardio and weight-training equipment. 
·       A gymnasium for recreational sports. 
·       Multi-purpose rooms. 
·       A party room for social events. 
·       Locker rooms with washroom facilities. 
·       Cozy, welcoming enclaves where residents can come together to chat, unwind, and enjoy each other's company 

What outdoor amenities are available at the Lodge?

Step outside and discover a true resort-style oasis. The Lodge's outdoor grounds are designed for everyday magic, featuring: 

·       A seasonal outdoor pool 
·       Pickleball and tennis courts for active play 
·       An outdoor sauna and cold plunge for the ultimate wellness retreat 
·       A covered patio and BBQ station, perfect for summer gatherings 
·       A seasonal skating rink and children's play structure 
·       "The Village Green" dedicated sports field 
·       Lush, open lawns for family picnics or a casual game of soccer 

Who manages the facility?

Day-to-day operations are handled by our partners at TMSI Sports Management, an Ottawa-based leader in recreation management. They ensure the facility is always professionally run, clean, and fully staffed. TMSI manages a strong portfolio of regional facilities, including: 
·       eQuinelle Golf Club 
·       Amberwood Village Golf and Country Club 
·       The Superdome at Ben Franklin Park 
·       Pro Stars Sports Camp 

Do residents have a voice in how the Lodge is run?

Yes. While the facility is professionally managed to maintain high standards, we will be establishing a Community Advisory Committee. This group will meet regularly with the management team from TMSI to collaborate on operations and ensure resident interests are represented. Ultimately, it is the residents who will bring the Lodge to life and make it a vibrant, successful hub for the neighborhood. 

What is the projected construction start date for the Villages Lodge?

We are planning for construction to begin in Q1 of 2027. Building construction is expected to take 14 to 16 months, with landscaping to follow, dependent on weather conditions. 

3. Membership & Access

Is The Village Lodge exclusive to residents of The Villages?

Primarily, yes. The Village Lodge is designed to be a private club specifically for the homeowners of The Villages at Clarence Crossing. However, to foster a vibrant and active community hub, access is also extended to a few select groups. This includes participants in our organized camps, limited memberships for the neighboring community (specifically, the first phase of Clarence Crossing), and special private events like birthday parties or kids' club meetings. 

Can residents of the original Clarence Crossing neighborhood join?

Yes. Our goal is always inclusion, so we are extending a special, limited-time invitation to our neighbors. Residents of the existing Clarence Crossing community will have a one-time opportunity to purchase a 4-year membership prior to the club opening. 

Please Note: These memberships are non-transferable. If a Clarence Crossing resident sells their home, the membership does not pass to the new buyer. 

Can Members use the Lodge to host private events?

Yes. The amenity owner reserves the right to rent out specific rooms or spaces for private events, such as weddings or corporate functions, and to host camps throughout the year. On occasion, this may result in temporary restrictions on certain areas of the facility. 

Is membership to The Village Lodge mandatory?

Yes. To maintain a strong community focus and ensure the amenities remain private, high-quality, and well- maintained for everyone, every homeowner participates in a Joint Use and Maintenance Agreement (JUMA). 

Who is included in my membership?

Your membership covers your immediate household. This includes the homeowner, their spouse (or partner), and any children living at home.

Can I add a nanny, grandparent, or adult child to my membership?

Yes. We offer an "Adult Membership Add-On" for households that need it. You can designate an additional adult for access privileges for a minimum 3-year term (additional dues apply). 

How do we access the facilities?

Residents use a secure fob or a convenient smartphone app to access the building. For safety reasons, individual access fobs are only issued to residents aged 16 and older. 

Can I bring guests?

Absolutely. Accompanied guests are welcome to join you at the facilities. Please note that guest limits and daily guest fees may apply. 

4. Lifestyle & Rules

Is the community pet-friendly?

Yes, the community itself is wonderful for pets. However, to ensure cleanliness and comfort for all residents, pets are not permitted inside The Village Lodge facilities or on the private clubhouse grounds (unless they are service animals). 

Can I rent out my home?

Yes. If you lease your home for a period of at least one year, you can transfer your amenity access to your tenant. This allows your tenants to enjoy the full lifestyle of the community (an enrollment fee applies). 

What is a "JUMA" and why do we have it?

JUMA stands for "Joint Use and Maintenance Agreement". It is a standard legal agreement where homeowners collectively fund the operation, maintenance, and programming of shared amenities. This ensures the facilities remain exclusive to our neighborhood rather than being open to the general public. 

What are the benefits of the JUMA model compared to a traditional condo or ownership model?

The primary benefit is financial predictability. In a traditional condo model, homeowners are often at risk for "Special Assessments” sudden, large payments required to cover major repairs like a new roof or structural work. Under our JUMA model, the facility owner (not the homeowners) is responsible for the building’s long-term capital upkeep. Residents simply pay their monthly dues for access and daily operations, enjoying the amenities without the risk of the unexpected, high-cost repair bills typical of condo ownership. 

What does the monthly fee cover?

Your monthly contribution funds the operation, maintenance, and programming of The Village Lodge and shared amenities. 

How much is the JUMA fee?

 The JUMA fee is $125 (+HST) per month per household, totaling $1,500 (+HST) annually. This fee ensures the ongoing management of Village Lodge amenities and professional staffing. 

Is there a limit on how many people in my household can become members?

Each home is entitled to one membership, which includes unlimited use of the Village Lodge Facilities for immediate family members living in the residence. This covers the Member, their spouse, and any children living at home or attending school full-time. 

Please note that immediate family privileges are limited to a maximum of two adults per membership. If your household includes a third adult, you may apply for an "Adult Membership Add-On" for an additional fee, which grants full use privileges to one extra designated adult. 

Do I still have to pay the monthly fee if I don’t use the amenities (e.g., I travel for work or am a snowbird)?

Yes. Similar to a condo fee or municipal tax, membership dues are mandatory for every home in the community. This collective approach ensures the facilities remain fully operational, exceptionally well-maintained, and a high-value asset for the entire neighborhood, regardless of individual usage frequency 

How exactly does the "Resident Voice" work?

We have a structured process for resident input. Once the 100th home in the community is occupied, an election will be held to form a Programming Committee. This committee will consist of 5 elected homeowners who will meet with management to review rules, suggest events, and represent the community's interests. 

What happens if the facility must close for maintenance or an emergency?

To ensure the facility can bounce back quickly and employees can be retained, membership dues are a continuing obligation and do not stop during temporary closures for maintenance or unforeseen events (force majeure). 

What happens if membership dues aren’t paid?

If membership dues are not paid, the household members will no longer be entitled to use of the Village Lodge or any amenities.  If membership dues remain unpaid, membership in the Community Association may be revoked and the household may permanently lose the right for anyone associated with that property to use of the Village Lodge (current owners and future owners), which may affect the re-sale value or marketability. 

How will news regarding The Village Lodge and surrounding amenities be shared with homeowners?

We are currently planning to launch a dedicated homeowners’ website. This platform will serve as the central hub for sharing construction updates, community events, neighborhood news, and more.
